Staging

Cleaning

A clean home is imperative for first impressions. Whether it is in person or through photography, a clean home sells itself. On top of the usual Saturday-morning vacuuming, dusting, mopping, sweeping and straightening, here are some presentation tips you can do to prepare your home for professional real estate photography:

General

  • declutter as much as possible
  • de-personalize by removing family photos
  • open all blinds and drapes
  • all lights ON and make sure no bulbs are out
  • Clean all ceiling fans and turn OFF for photography
  • remove all Kleenex tissue boxes
  • hide remote controls
  • get windows professionally cleaned
  • secure/hide power cables and loose cords
  • set thermostat to comfortable temperature

Kitchens

  • clear and put away all dishes/cutlery
  • remove counter clutter like bills, pen jar, phone wires
  • minimize counter clutter e.g. salt and pepper, coffee, small appliances
  • remove soap bottles, detergents, dish cloths, dish rack, towels
  • remove everything from the outside surface of the fridge (magnets, clips, notes… everything)
  • remove little floor mats
  • remove oven handle towels
  • remove bins and pet bowls

Living Areas

  • turn off TV and put remotes away

  • remove vehicles from driveway

  • straighten, uncover and put cushions on outdoor furniture
  • uncover the grill
  • open patio umbrellas
  • remove/hide garden tools, hoses, toys, bikes, etc.
  • mow the lawn and trim hedges
  • rake/sweep/blow leaves, sticks, papers
  • remove gardening equipment e.g. hoses, rakes, gloves
  • pressure wash/degrease driveway and paved areas
  • tidy garden e.g. weeds

LAST Minute Checklist

  • open blinds and shades
  • turn on all lights
  • turn off ceiling fans
  • turn off TV
  • put pets away in kennel, laundry room or garage
  • arrange for child care or take them for a walk/hike during shoot
  • park vehicles in the garage or in front of neighbors house
  • set the table with place setting and wine glasses (optional)
  • place wine bottle and glasses on outside table (optional)
